01 · The market

The market is rising. Your property is not the market.

Spanish house prices rose 12.2% in a year. That is context. It does not value the apartment in front of you.

Milla de Oro and San Pedro are both Marbella. An average describes neither, and certainly not your building.

06 — Questions

Buying real estate in Marbella: practical answers

Do you sell houses or apartments in Marbella?

No. DataInvest is not an estate agency and earns no commission on a sale. We analyse the houses, apartments and villas you are considering, whichever agent lists them, so the evidence is independent of the transaction.

Is now a good time to buy real estate in Marbella?

There is no single answer for the whole market. Asking prices, registered sales and rental rules move differently by district and property type. We test a specific property against dated evidence and three scenarios, so the timing question becomes a question about that property and your plan.

Can you analyse a single property?

Yes. An engagement can focus on one property, a shortlist of two or three, or a whole portfolio. The scope follows the decision and the information available.

Is a price analysis the same as a formal appraisal?

No. Analytical price support helps you examine a decision. A mortgage, litigation or other formal purpose may require a qualified appraisal (tasación) under the relevant rules.

Can you guarantee income or returns?

No. The analysis shows the assumptions, sensitivities and conditions behind a possible outcome. Scenarios do not establish what will happen.
