Start from the building, not the average
- Compare like with like
Separate new-build from resale, apartments from villas, and frontline from inland before you compare a price per m².
- Label every number
Treat asking prices as offers and registered sales as evidence. A sound price discussion uses both and says which is which.
- Test your plan, not the market
The same price can work for a long hold and fail as a holiday rental. Run the property through scenarios before you commit.
The Marbella market: common questions
How much do prices differ between Marbella districts?
Substantially. In September 2026 idealista asking prices ranged from €4,649 per m² in San Pedro de Alcántara to €8,331 per m² in Nagüeles–Milla de Oro, a gap of €3,682 per m² inside one municipality. Asking prices are not sale prices, so we check them against registered transactions.
Are idealista prices the prices properties sell for?
No. idealista publishes asking prices: what sellers advertise. Sale prices come from notarial and registry data, which are published later and at a broader geography. A sound analysis uses both and labels each one.
Do you cover Mijas, Fuengirola and Estepona?
Our core focus is Marbella, Benahavís and Estepona. Mijas, Fuengirola and other Costa del Sol towns can be analysed on request where reliable evidence exists for the property and the question.
How often is this page updated?
The figures are reviewed every quarter, after the main publishers release new data. Each figure shows its source and date, so you can see how recent it is.
